We are currently expanding our team and seeking a talented individual to join us as an Estimator II.
*Position Summary*
As an estimator, you will lead the bid process, from opportunity identification to proposal submission.
This includes ensuring the timely submission of high-quality proposals, managing the bid budget and resources effectively and establishing compliance with all RPF requirements and guidelines.
Once the bid is awarded, you will ensure compliance with all contractual terms and secondarily acting as a point of contact, representative of the company, interacting with subcontractors, professional service providers, business partners, consultants, and public employees and officials.
The position works intimately with the corporate construction team.
This position always requires professional and courteous conduct, and excellence in delivery.
*Objectives of this role*
* Performs accurate, thorough, and timely quantity takeoffs using company format, detail, and coding for some CSI division systems for all levels of project documents (schematic, design development, construction documents).
* Obtains clarification on plans and specifications from architects and engineers when necessary.
* Attends project site pre-bid meetings, site tours, and post-bid interviews as required.
* Develops accurate and concise clarifications and assumptions with project management team's assistance.
* Develops unit costs accurately.
* Performs technical/plan review when required.
* Upload project drawings into the database and distribute updated plans to project team and subcontracts; coordinate updated printed copies to be on site.
* Prepare bid packages for various trades.
* Negotiating proposal pricing with various consultants and subcontractors to stay within project budget.
* Monitoring the status of project bidding to ensure adherence to project schedules.
* Coordinating with other departments within the company to ensure that bids are processed accurately and efficiently.
* Ensure subcontractor’s compliance with all contractual terms and collect necessary documentation.
* Accurately assesses and plans takeoff workload.
* Becomes proficient in all computer software programs used in preconstruction with particular emphasis on estimating software (Procore & Microsoft Projects).
* Builds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values.
* Constantly strives to improve individual capabilities, performance and expand knowledge of construction technologies and techniques.
* Actively participates in industry, client, and community relations to enhance company image.
* Asist the construction team with additional tasks or projects, as needed.
*Required skills and qualifications*
* Bachelor of Science in Construction Management, Engineering, with 3 or more years of preconstruction/estimating experience.
* Experience in managing bids for complex projects or large-scale contracts.
* Knowledgeable in some of the following: civil/site construction, foundation and structural systems, miscellaneous metals, casework, doors, specialties, interior finishes, exterior building wall systems, mechanical and electrical systems, and the costs of these systems.
* Proficiency in using Procore, Microsoft Projects,and Microsoft 365.
*Preferred skills and qualifications*
* Experience with self-storage facilities a plus.
* Strong project management skills, with the ability to prioritize tasks, meet deadlines and manage multiple bids simultaneously.
* Exceptional organizational and time management skills.
* Excellent analytical and problem-solving skills to assess bid opportunities.
* Excellent written and verbal communication skills, with the ability to present complex information clearly and persuasively.
