Position: Senior Property Manager
SCOPE / PURPOSE
Responsible for management of Bishop Beale Duncan owned or third-party owned office/industrial/retail/mixed-use assets including maintenance, repairs, rent collections, maintaining facilities, controlling operating costs and preparation and administration of operating budgets for each project.
Position works closely with real estate agents with regard to lease administration.
RESPONSIBILITIES
Responsibilities include, but are not limited to:
· Budget preparation, business plans, and property accounting
· Frequent interface with property owners, vendors and tenants
· Prepare common area expense reconciliations
· Administer and keep track of service contracts
· Collaborate with property management and maintenance staffs
· Administration of new tenant move-in actions
· Administration of tenant move-out actions and/or evictions/terminations
· Lease Administration
· Prepare lease abstracts
· Set up and maintain tenant files, verify proper and required lease documents (physical and on server)
· Run monthly rent trials
· Review tenant charges and late fees for accuracy
· Prepare and verify tenant rent statements/invoices and mail or email to tenants
· Research tenant disputes and payment discrepancies
· Maintain tenant correspondence
· Maintain insurance for tenants
· Monitor rent collections/delinquencies, reconciliations
· Code invoices and verify adherence to budget prior to approval
· Follow up and address prior vendor balance on invoices
· Track missing invoices
· Invoice processing and approval as required
· Review maintenance with Sr.
Maintenance Engineer and other maintenance staff as required
· Follow-up and monitoring of maintenance/repair projects
· Work order administration and reporting in various software
· Keep track of tenant, vendor, property files and contacts
· Field tenant and vendor calls
· Maintain mail and copy logs
MINIMUM QUALIFICATIONS
· Budget preparation, business plans, and property accounting
· Frequent interface with property owners, vendors and tenants
· Prepare common area expense reconciliations
· HS diploma, bachelor degree in Business or related field and/or 5 or more years of property management experience
· Professional demeanor
· Strong computer skills and proficiency in Excel, Word, and Timberline or similar management software
· Strong understanding of industry specific terms and processes
· Excellent organizational and multi-tasking skills
· Strong supervisory skills
· Excellent oral and written communication skills
· Excellent interpersonal skills
· Access to reliable transportation and valid driver’s license for travel to local properties
· Available to work schedule required to complete the job
DESIRED QUALIFICATIONS
· Bachelor degree in accounting, business, real estate or related field plus 3 years of property management experience
· CPM, RPA, or LCAM (or candidate)
· Bilingual (Spanish)
Job Type: Full-time
Pay: $80,000.
00 - $100,000.
