As a Real Estate Transaction Coordinator, you will play a crucial role in facilitating the smooth transfer of property ownership by ensuring that real estate transactions comply with legal requirements and possess clear and marketable titles.
Your responsibilities will encompass conducting thorough title searches, evaluating property records, and resolving any issues that might arise during the title examination process.

*Key Responsibilities*:
* Title Examination: Conduct comprehensive title searches to verify property ownership history, easements, liens, judgments, and other encumbrances that may affect the title's marketability.
* Title Clearance: Identify and resolve title defects or discrepancies by collaborating with stakeholders, such as sellers, buyers, attorneys, and underwriters.
* Document Preparation: Prepare and review legal documents, including deeds, affidavits, and title commitments, to ensure accurate representation of property ownership.
* Escrow Management: Oversee and manage escrow accounts to safeguard funds and ensure they are appropriately disbursed upon completion of the real estate transactions.
* Closing Coordination: Coordinate and facilitate real estate closings, ensuring all parties sign necessary documents and funds are exchanged according to the agreed terms.
* Compliance and Regulation: Stay up-to-date with relevant state and federal laws, regulations, and industry standards to ensure adherence to legal requirements during the title process.
* Customer Relations: Provide exceptional customer service to clients, addressing their concerns and inquiries promptly and professionally.
* Collaborative Approach: Work closely with real estate agents, lenders, attorneys, and other parties involved in the transaction to foster successful outcomes.
*Requirements:*
* Requires high school graduation or GED, and preferably some college education.
* Prior expertise in title, or transaction coordination is highly regarded (Mandatory).
* Strong knowledge of real estate laws, title examination procedures, and industry practices.
* Excellent attention to detail and problem-solving skills to handle complex title issues.
* Proficient in using title search software and other relevant technology.
* Effective communication and interpersonal abilities to build rapport with clients and stakeholders.
* High level of integrity and ethical conduct to maintain confidentiality and impartiality in handling transactions.
* *Must live at least 1 hour radius away from Orlando, Florida.
