Job Summary: *The position of Construction Consultant will be based in the Orlando, Florida area* and the individual will be trained to assist in completing monthly draw inspections of ongoing construction projects.
This position is needed to serve our growing portfolio of active construction projects in the Central-North Florida region.
*This is not a senior position, yet is for a more entry level construction professional (2+ years with Construction Related Degree).
This is a great fit for someone who is early in their construction project management career and wants to gain experience quickly.
This role will see lots of project types, lots of different project delivery methods and construction companies, and will be trained on how the construction budgeting and finance process works from a lender's perspective.
* Once training has been completed, the role will include visiting up to 15 commercial construction projects monthly in response to receipt of construction draw requests from contractors or owners on projects currently under construction.
The consultant will evaluate work in progress, scheduling, change orders, and overall compliance on the project at a high level based on a visual walk thru of the project.
The consultant will produce a report that can be generated within our online software platform, which will be provided to our lender clients financing the project assessing the validity of the contractor's draw request, project schedule/pace, and overall budgeting and project delivery issues.
While the position is based in Orlando, Florida, travel to project sites throughout the Central-North Florida region will be needed as well as other areas.
The position will be fully supported by our main office staff in Atlanta.
We also have satellite offices in Austin, TX, Charlotte, NC, Tampa, FL, San Francisco, CA and Washington DC/N.
Virginia.
Responsibilities: * Review plans, contracts, schedules, change order documentation, permitting, materials testing reports, and other similar construction documents in the field and at Owner, Architect, Contractor meetings on-site to assess the projects conformance with the intended final product and delivery timeline.
* Receive draw requests from Owners, Lenders, General Contractors, schedule inspection site visits, and produce written reports within the required timelines and to the level of quality detailed in our company standards.
* Due to the field nature of this position, much of the week will be spent travelling to active project sites with other portions of the week spent writing reports.
Generally, the field inspection process and office work is split 50/50 and work is often busier during the first 10 days of the month as many contractor draw requests are submitted around the end of the month.
Once fully trained, the consultant will be able to set their own travel and inspection schedule.
As much of the projects visited will be within several hours of the N.
Georgia region, only 1-2 nights per month are usually spent away from home.
Qualifications: * *Possess an engineering, architecture or building construction degree* * *2+ years of construction / engineering experience, typically as a design engineer, engineering/construction consultant, or construction project manager/superintendent.
* * *Must have good computer skills, typing skills, writing skills and the ability to operate quickly and efficiently in a digital environment.

* Experience: * Attention to detail, the ability to dive into new projects, strong analytical skills, and an ability to work on multiple projects concurrently is very important for this position.
Curiosity and a desire to learn is key for this role! * A familiarity with and desire to learn further about reading project plans, reviewing/understanding construction costs and construction timelines, reviewing soils and engineering reports, reviewing general contractor construction agreements, and other due diligence documentation.
* Desire to work on many project types, ranging from more simple residential construction inspections to complex commercial construction projects.
Reporting requirements for projects range from simple completion status reporting to more rigorous reporting standards.
Candidate Traits: * Preference toward working in a small business environment with minimal oversight and within an open framework.
Once fully trained, the consultant will often be working independently with support from our home office and senior management.
* Great attention to detail and ability to analyze construction project documentation for potential issues and accurately convey potential risks to a non-technical client.
* A desire to serve clients and be a team player.
Compensation: * The work hours are flexible and can include work from home during most of the week.
Training can also be done via video conferencing when needed.
* As this position is a 1099 Contractor a take home company vehicle will not be provided.
* The candidate will need to be able to provide a computer and phone to perform company duties.
* The salary range will be based on a 35% fee of each project's revenue.
Each project is priced differently, thus, depending on the size and amount of projects reviewed the salary could be compared to $45,000 to $65,000 annually.
