Summary/Objective of the Assistant Construction Superintendent
The Assistant Construction Superintendent oversees all residential and commercial capital construction projects on-site and is responsible for implementing the overall construction development scope and strategy for the location.
The Assistant Construction Superintendent reports to the Construction Project Manager and is responsible for representing ownership interests with Partners, lenders, and others at the local level.
Essential Functions of the Assistant Construction Superintendent Oversees all aspects of capital project construction, including multi-family and single-family residences, as well as community centers, utilities, site amenities, etc.
Coordinates with Partners to ensure all activities align with established strategies; coordinates and ensures buy-in and approval of all contractual actions.
Under the direction of the Construction Project Manager meets with partners, lenders, and sub-contractors to plan and develop construction strategies that ensure local growth and effectiveness.
Reviews and implements project plans to ensure maximum efficiency and effectiveness.
Oversees project construction; carries out established project level, scope, and timing.
Coordinates with local Air Force, property management, and development leadership to ensure complete consistency of construction within operational and compliance guidelines.
Responsible for ensuring construction costs stay within programmed construction budgets.
Works closely with the VP of Risk Management to ensure projects are run safely with minimal exposure to risk.
Works with Construction Project Manager and SVP, Construction to maximize efficiencies to best support operational excellence.
Reviews and coordinates periodic inspections and audits to ensure compliance and ongoing alignment with corporate construction standards.
With guidance from the Construction Project Manager, negotiates agreements with third-party entities and sub-contractors.
Maintains accurate records and project documents.
Performs other job-related duties as assigned.
Supervisor Responsibilities of the Assistant Construction Superintendent Manages others through subordinate supervisors.
Required Qualifications of the Assistant Construction Superintendent EDUCATION REQUIREMENT – Bachelor’s degree in Architecture, Engineering, or Construction Management, or related field Level 1 (1-3 years) experience in residential/light construction management 1-2 years of leadership experience at the local level is preferred, but not required.
Knowledge, Skills & Abilities of the Assistant Construction Superintendent Comprehensive understanding of the entire construction life cycle, from initiation to project close-out Capable of leading a construction team; balancing resources, priorities, needs, and policies.
Able to professionally represent the company; comfortable working with all entities at a local level, including Partners, lenders, design professionals, corporate leaders, attorneys, government officials, etc.
Proficient with Project Management/Scheduling software; experience with RealPage Job Cost software preferred.
Proactive and able to work autonomously to identify and solve financial and fiduciary challenges related to construction from inception to completion.
Deep knowledge of full life cycle budget planning and critical path scheduling Demonstrated success in leadership, staff development, and team building.
Solid computer skills, including MS Word, Excel, Adobe, and Outlook Outstanding collaboration and communication skills; strong people and leadership skills; ability to communicate with vendors, sub-contractors, professional consultants, attorneys, peers, associates, subordinates, and customers.
Excellent organizational skills: ability to manage multiple complex time-sensitive projects concurrently while maintaining perspective on company priorities.
Refined attention to detail Work Environment While performing the duties of this job, the employee regularly works in a remote home office setting with frequent travel comprising up to 10 percent of duties.
When on construction/renovation sites, may require the use of Personal Protective Equipment.
May involve exposure to industrial hazards, including heat, cold, climate conditions, and hazardous environments associated with construction.
Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Ability to travel occasionally.
Heavy lifting is rare but may occasionally be required.
The ability to traverse heavy construction job sites may include walking, climbing, stooping, reaching, crawling, crouching, kneeling, and balancing is required.
Regular use of the telephone and e-mail for communication is essential.
Sitting for extended periods and the use of hands and fingers is common.
Hearing and vision within normal ranges is helpful for normal conversations, to receive ordinary information and to prepare or inspect documents.
While performing the duties of this job, good manual dexterity for the use of common office equipment such as computer terminals, calculators, and printers/copiers is needed.
Management of stress associated with corporate-level leadership, meeting and reporting deadlines, accountability, and accuracy.
