33f looking for single-family home on a few acres near Orlando

Looking for a single family home, 1900 sq ft min.
Not a millionaire, mobile home is an option.
On at least 2 acres.
Small town girl.
But need to be near Orlando for family.
So within the vicinity, 30 miles away max.
Capping the price limit at 450k.
Need land contract or rent-to-own.
Don’t have immediate access to the full 10% mortgage down payment until the move is made and I can sell my current home in New York.
